Project Management Services

Design Process Management

We determine the design groups (architectural, static, electrical, mechanical, soil) together. We manage and direct the design process on your behalf, together with you. We blend your wishes and needs with our experience. Most importantly, we bring the budget to the right limits with value engineering, structural solutions and material selections. We work to complete the design package in order to receive the turnkey contractor offer in the most accurate way.

Tender Process Management

By preparing the tender dossier containing the design, technical specifications and contract, we manage the bid receiving and evaluation process together with you. We find the "correct" value by processing hundreds of thousands of data received from contractors with the support of statistics and artificial intelligence, instead of bargains that have no universality or scientificness. We secure you with our original contracts of hundreds of pages, specially shaped for each project, and with collateral management.

Construction Process Management

After the contractor's contract is signed, we begin our settlement at the construction site. We perform full-time control until the end of the work with our engineer staff determined according to the size and nature of the work. We use our staff efficiently by providing the part-time engineer support required by the construction phases when necessary. Our managerial staff never leaves our staff at the construction site alone until the acceptance processes. We love our job, we care for our job.

TEKNODEN's Roadmap

Making Investment Decision

Corporate firms make various analyzes before making investment decisions. At Teknoden, we provide support for the structural evaluation of the suitability of the land with the project and the requirement plan, and the preparation of the preliminary budget and time schedule. While making your investment decision, we work to ensure that there is no question mark in your mind in terms of time, budget and quality qualifications. (TIP: Scroll through the items.)

Requirements Plan and Conceptual Design

We examine your existing structures and determine your needs for the new structure. We compose the main requirement plan by blending your preliminary requirement plan, process diagrams and requests with our experience. If you wish, we hypostasize the project by providing a concept design study.

Design Process

The management of this process, which is the vital point of the project, is the field we care about most and where we are assertive. We prepare design contracts. We determine the design groups (architectural, static, electrical, mechanical, ground) together. Once the designers are determined, we coordinate, manage and direct the design process. A correctly executed design process is the biggest supporter of the time-budget-quality triangle in the project. Thanks to the value engineering studies we will perform in this process, we provide great budget reductions.

Tender Process

The tender dossier consists of three parts: design, technical specification, contract. When the design process is nearing completion, we begin the technical specification and contract preparations. Our archive and know-how come into play in this regard. The accumulation of hundreds of projects and millions of square meters of work is reflected in our specifications and contracts. Bids are received from a number of bidders determined according to the size of the work, and their qualifications and offers are evaluated. Bids are evaluated with statistical and artificial intelligence tools so that there will be no need for bargaining, and it is ensured that you make the right decision.

Site Management

After signing the contract with the contractor, we settle into the field to lead the orchestra. With our full-time and part-time control engineers, whose numbers are shaped according to the size of the work, we are at the beginning of the work until the end of the work. We had already taken control of the budget during the design and tender process. We do not let time and quality loose for a moment in the field. Our executive engineer staff is constantly on the alert with weekly evaluation meetings and visits. We determine the control costs in the most appropriate way by using our staff efficiently in different projects and in processes such as rough construction, fine construction, electrical works, mechanical works, etc.

Turnkey

After completing the temporary acceptance and final progress payment processes and ensuring that the last deficiencies are corrected, we deliver the key to your investment to you. The last days of every construction investment are particularly troublesome. We manage this process very carefully so that the business owner and the contractor part ways with each other without any problems and the project is completed in a healthy way. Where TEKNODEN exists, the crisis is resolved without reflection on the business owner. In any case, crisis management comes first among the responsibilities of project management groups. What is final acceptance? It is the last acceptance performed after four seasons have passed since the investment started operating. We will be doing our duty to make up for the deficiencies and defects that arise within the scope of the contract, free of charge, by the contractor.
